  • Foreclosed home auctions. Lenders will often try to sell foreclosure homes through auctions. Depending on the type of lender, the auctions may accept sealed bids or bids in person. As long as you do not let yourself get caught up in a bidding war, you can often buy foreclosed properties at an auction for less than their market value. In some cases, you will be able to inspect the property before the auction, but in some cases you will not. And, in almost every case, foreclosure properties sold at auction are purchased "as is."
  • Foreclosures owned by banks. In most cases, the bank takes ownership of foreclosure properties that did not sell at auction, either because there were no bidders, or there were no reasonable bids. At this point, the lender has already tried several methods to sell the property and get their money back from the defaulted loan. Bank owned homes are more likely to sell at a discount because the bank is more desperate to get rid of them.
  • Foreclosed homes sold by the government. Several government agencies periodically sell foreclosed homes. They acquire these properties through various means, including mortgage defaults in the case of VA homes and drug seizures by the DEA. To encourage investors to take these properties off their hands, they often offer low interest loans and/or no money down. Surprisingly, you do not even need to be a veteran to qualify for VA loans or VA homes.
