The Dos and Don'ts of Investing in bank foreclosures

Do:

  • Many bank foreclosures need some degree of renovation work. Know ahead of time how much you are willing and able to do before you commit to more than you can handle. If you plan on investing and/or living in one or more foreclosure homes for the long term, keep in mind that a lot of the cosmetic work that they need doesn't have to be done all at once. You can spread out the work and costs over time and fix up the bank foreclosure as you can afford it.
  • Perform a title search on all bank foreclosures that you are serious about. In almost all cases, any liens or property taxes owed become your responsibility as the new owner. If the home has outstanding debts, you might be able to negotiate the price down, but it's not likely.

Don't:

  • If you're making offers for foreclosure homes at auctions, don't let yourself get caught up in a bidding war for the property. The foreclosure that start out as bargains can end up as money pits if you overpay for them. Avoid that by sticking to your budget.
  • You can waste a lot of time and energy tracking down leads on foreclosure homes and trying to find them before someone else buys them first. The cost of gasoline alone from driving around looking for bank foreclosures is a waste of money.
