Home Foreclosure Listing for Central Texas Auction

by Paul McCain on September 30, 2009

The number of housing units included in the home foreclosure listing for the October auction in Central Texas has increased again, based on data from a foreclosure research firm based in Addison.

The October foreclosure auction listing includes 144 housing units in Hays, 798 units in Travis and 454 units in Williamson. This listing marked the second time that Hays listing surpassed 140 units. Hays surpassed 140 for the first time in July.

In all the three counties, the October numbers marked the highest levels reached compared to any October in Central Texas foreclosure history.

According to housing analysts in the area, the drought in Central Texas is still a statewide problem despite rains in August and September. The drought and the continuing effects of the recession are still causing defaults and foreclosures across the nine counties of Central Texas.

According to the foreclosure research firm, the foreclosure postings for the October auction soared by 80 percent compared to the 80 units filed for the October 2008 auction. It added that foreclosure postings have climbed up by a staggering pace of 155 percent from the 67 foreclosure filings for the October 2007 auction.

The firm also noted that the October home foreclosure listing marked the ninth straight month that over 100 houses in Hays County were notified of foreclosure. At the current pace, researchers contend that Hays County will experience about 1,500 foreclosures by the end of 2009. They explained that the county has already posted 1,218 foreclosures, marking a 54-percent rise compared to the 792 postings in the first ten months of 2008.

Additionally, the postings for the October auction also marked a 23-percent increase from postings for the September auction and a 71-percent increase from postings for the September auction in 2007.

The foreclosure postings for the auctions include all types of residential properties, according to the research firm. They include single-family houses, condo units, townhouses, duplexes, apartments, mobiles homes and vacant home lots.

Across the state of Texas, foreclosure postings increased by 3.62 percent in August compared to filings in August 2008, but decreased by nearly 7 percent compared to filings in July, based on data from another real estate research firm.

Nearly 11,300 housing units throughout the state went into foreclosure in August, with a total of 3,773 units already in home foreclosure listing. One household for 838 units received a foreclosure notice across the state in August.
