As a consumer, it is only natural for you to gravitate towards items sold at bargain prices. This could also be true for home buyers considering the thousands of affordable foreclosure homes for sale. But despite the large inventory, many potential buyers are still having a tough time looking for good deals especially online.
One of the difficulties experienced involve searching for these foreclosure properties. Almost every online search utilizes the Multiple Listings Service, which up to now has not allowed users to specifically look for foreclosure. In most instances, you will have to look for keywords such as “as is” and real estate owned. But these words will only indicate that the property may be in foreclosure.
Typing in these keywords also produce erratic results especially since information regarding the property is usually provided by the broker. According to the MLS Property Information Network, majority of the listings brokers have never asked for their foreclosure listings to be separated.
Aside from this, most of the foreclosure listing does not include information about the real estate broker and instead provides information about the mortgage servicer or lender who repossessed the property. If you are a buyer, it would certainly be frustrating if you can not find the right contact person.
But because the company has seen the negative results of such practice, they have decided to give these listings agents the option to provide detailed information about the foreclosure property in question, usually more than what a buyer would find in public records.
The use of foreclosure listings is generally considered effective for searching the perfect property among the thousands of foreclosures for sale. The rates for subscription services usually differ and depend on the reputation of the broker as well as their inventory. Some online sites offer partial listings for free while the others allow consumer to try their services for free for a limited period.
At the end of the day, the key is still finding a reliable and reputable provider of foreclosure listings service.
